Why would I need a tax depreciation schedule?

For all new properties and a great proportion of residential or commercial properties, you can get a tax deduction over a number of years for the cost of the building. That adds up to substantial annual non-cash tax deductions. This frees up cash for further investment or advance payback of the loan. That’s a clever way to build wealth.

In order to make the building claims, you will need a tax depreciation schedule which is a fancy name for a document that we need to properly claim your deductions. The ATO may also need to view this document if they choose to check you building claims. The tax depreciation schedules must be completed by qualified quantity surveyors, not accountants. The cost of getting a tax depreciation schedule is 100% tax deductible. Obtaining such is highly beneficial, as the schedule not only contains the value of the building but other internal items, included in the building purchase price, that can be depreciated; for example, stoves, heaters, hot water systems, range hoods, air-conditioners, dishwashers, carpets, light fittings, blinds and curtains, smoke alarms, etc. This means more non-cash tax deductions which improves the financial return of the investment.
